Accessory Buildings (including detac hed garages and sheds) |

All structures are required to comply with the Land Use Bylaw (1309), regardless of size. Accessory buildings (incidental, subordinate, and exclusively devoted to the principal use) must be checked for site location (setbacks), lot coverage and floor area ratio. Please refer to the bylaw for all zoning requirements, or the Accessory Building Guide for more details. Building permits are required for structures larger than 10m2 (107.6 ft2) in floor area. |

Under the Building Bylaw, a deck is considered a structure and requires a building permit. The submitted plans shall show the property, all structures, setbacks as well as all structural information, footings, foundations, construction materials, stairs, guards and handrails so that staff may review for compliance with the Land Use Bylaw and the building code. Under the Land Use Bylaw (1309), a Secondary Suite is NOW an acceptable use in residential zones, meeting specific requirements, including the BC Building Code. Complex Building Permit Applications |

What is a complex building?
All buildings used for major occupancies classed as assembly, care or detention, and high hazard industrial occupancies; and, all buildings exceeding 600 square meters in building area or exceeding three storeys in building height used for major occupancies classified as residential, business and personal services, mercantile or medium and low hazard industrial occupancies.
What information is necessary for an application?
In general, an application must include the completed Building Permit Application, signed by the owner; title search from last 30 days; completed "Form 1"; construction plans, completed by the registered professionals; and, Letters of Assurance and "Form 2" from each professional. This information is a summary only, and specific requirements are located in the Building Bylaw (1470).
When would a Development Permit be required?
For all Development Permit areas, a Development Permit is required before land may be altered in any way (including the removal or trees and vegetation); before land may be subdivided; or before any building or structure may be constructed, added onto or altered. When would I need a building permit for tenant improvements?
If you are changing the use of the space or are wishing to alter or add any walls, windows, doors, plumbing or making any changes other than paint or flooring, you would require a building permit.
What information would generally be required for the application?
Submission information is available from the Building Department page for smaller buildings, or above under "Complex Buildings" for larger buildings (greater than 600 sq. m. or 3 storeys in height).

A sign permit is required for the construction or installation of any new sign, or the alteration or replacement of an existing sign. Details on sign types and sizes that are acceptable are outlined in the Land Use Bylaw (1309). You must submit an Sign Permit Application in conjunction with a site plan and sign details, and ensure that it meets the Sign Permit Design Guidelines set out for each commercial area. |
