A Preliminary Letter of Approval conditions for subdivision (PLA) was issued to the property owner for a 2-lot subdivision in March 2019 and a renewal was granted in April 2021. A previous request for variance to the lot frontage was approved by Council July 9, 2018 but has now expired and become a condition of the PLA.
On Jan 6, 2021, the District received an Intensive Residential Development Permit w/variance (Plans) (Landscape Plan) (Rationale Letter).

The District has received an application for a proposed 8-lot subdivision. The property is split by Central Saanich Road as shown on the context map below and the proposal includes rezoning from Residential Single Family (R-1) to Single Family Residential Infill (R-1XS)and Small Lot Two Family Residential (R-2S) for 7 Single Family Lots and 1 Duplex Lot. A Development Permit with Variances is also requested.

The District has received a revised application for this site from the previously proposed 3-lot subdivision for single family homes to an 8 unit townhouse project in 2 buildings..

An application was received on September 22, 2020 to rezone the site at the corner of East Saanich and Island View Road in order to develop the site into a 5-storey senior's memory care home with 75 units with semi underground parking. The plan has since been revised to 4-storeys (Site Context Map, Plans)

The District has received an application to subdivide this property into 2 lots under the existing zoning of Residential Single Family (R-1). No variances are requested.
A Preliminary Letter of Approval conditions for subdivision (PLA) was issued to the property owner for a 2-lot subdivision. The property was rezoned from R-1M Medium Lot Single Family Residential to R-1S Small Lot Single Family Residential in March 2018. (plans). The owner is working on fulfilling the conditions in the Approving Officer's Subdivision letter of preliminary approval.

The District has received a referral from the Province for a Retail Cannabis licence at the subject location. A Temporary Use Permit is required in order to allow this as a permitted use in the C-1 zone.

The property owner has requested a rezoning from R-1 Large Lot Single Family Residential to R-1M Medium Lot Single Family Residential in order to facilitate a 2-lot subdivision which would create a panhandle lot where a single story residence could be located. An Intensive Residential Infill Development Permit is also required.

The owner has submitted an application to amend the text in the zone RE-2 Rural Estate Acreage in order to permit a Carriage House. (Context Plan, Site Plan). An Environmental Development Permit is also be required.

March 30, 2021 - Updated plans received for 6 storey building.
An application has been received to redevelop the property at the N.E. corner of Mt. Newton X Road at Wallace Drive. The application includes a rezoning and development permit. The proposal is to build a 5 storey building with commercial on the main floor and 4 storeys above with a mix of 1, 2, and 3 bedroom apartments. Almost all parking is proposed to be underground with 5 stalls proposed for the main level.

The District has received an application to subdivide this property into 2 lots creating a panhandle lot. The the existing dwelling would remain on the street frontage. The applicant is requesting variances including the height of a dwelling on a panhandle lot for a proposed 2-storey single family residence. An Intensive Residential Development Permit is a requirement for this type of proposal and will be considered along with the variances.

Update: The Agricultural Land Commission approved the application for subdivision on March 15, 2021. The Development Variance permit has been issued. A preliminary letter of conditions for the subdivision will be issued by the Planning department.
Original Application: The District received a subdivision application for a boundary adjustment between 2 lots in the ALR owned by one party. The adjustment would see a landlocked parcel relocated to the western side of 1417 Sluggett as depicted in the application attached below. Approval is required by the Agricultural Land Commission and a variance permit is required for lot size.

November 23 2020 - The District has received an application on behalf of the property owner for a DEVELOPMENT PERMIT to make improvements to this site to provide off-site parking for Portside Marina at 789 Saunders Lane. The owner's consultant has applied to rezone the property from R-2 Residential Two Family to R-1 XS Single Family Residential Infill for the purpose of subdividing into 3 lots. Two of the houses have been designed with a secondary suite for a total of 5 dwellings. March 30, 2021 Applicant placed proposal 'ON HOLD'
The District has received a rezoning application from School District 63 to change the zoning of the property from RE-2 Rural Estate to P-1 General Institutional for the purpose of constructing a 'Nature based early learning centre".

The District has received a request from Country Bee to renew their Temporary Use Permit for worker housing above the store. The original permit was issued in 2017 and was valid for 3 years. The renewal permit would be for an additional 3 years.

An application was received July 2, 2020 to rezone the property at the S.E. corner of W. Saanich and Keating X Road, from C-5 (Tourist Commercial) to a new Comprehensive Development zone for a planned tourist-oriented mixed use development where Sassy's restaurant is currently located.
The key features of this project include:
- Tourist-oiented commercial, including a showcase market and a farm-to-table restaurant that source local products from our region;
- Temporary accommodation and rental housing units with a mix of unit sizes;
- Live-work units catered to local producers and artisans; and,
- High quality open space that prioritizes pedestrian comfort and safety.

The District has received a comprehensive development proposal for 3 properties on West Saanich Road together with 1 property on Kersey, as depicted on the site context map below.
The proposal includes a comprehensive site development of 'affordable' rental housing for seniors, consisting of rental housing, independent living and memory care facilities, with a portion of the site dedicated to future workforce housing for families and individuals.
The application includes, among other things, a request to amend the Official Community Plan as the properties are currently designated "rural" and are outside the Urban Containment Settlement Boundary.
