In an effort to ensure the community's questions are answered, the District has published new Q&As to update you on the Civic Redevelopment project.
One question that many have asked is: Why doesn’t the District rebuild on the current site at 1903 Mount Newton?
The District is working hard to ensure the community’s civic facilities have minimal impact on taxes and contribute to a vibrant community with needed amenities.
We estimate saving up to 30% on development costs by building on the Hovey Road site; additionally, we will be able to make better use of our limited land supply within the Urban Containment Boundary and create a more vibrant Saanichton Village.
Why is it more affordable to build at Hovey? 1903 Mt Newton has potential to be a valuable piece of property at over 4 acres in size in the heart of Saanichton. If rezoned for higher density (following further community input and a public hearing on rezoning); this site will help ensure the project has minimal impact on taxes now and brings in ongoing tax revenue in the future. There are also cost savings related to offsite construction, as relocating Police and Fire operations during construction on 1903 Mt Newton would have been very challenging and costly.
Additionally, 1903 Mount Newton Cross Road aligns with our goals for a vibrant village core. This site is the largest parcel in Saanichton Village, and the District’s vision includes:
- More green spaces
- Gathering areas
- Commercial and needed amenities
- Multi-level housing to meet community needs
